Commercial Flooring Takeoff Services

A commercial flooring takeoff service measures every flooring material in a project's plans and turns it into bid-ready quantities: net installed area, gross purchase quantities with waste, base, transitions and seams. Commercial Flooring Estimating (CFE) prepares Callidus® takeoffs for flooring contractors and dealers across the U.S. and Canada, typically within 24–48 business hours.

Complete Callidus keycoded floor plan with carpet tile, VCT, static-dissipative tile, ESD epoxy, LVT and sealed concrete colored by finish code
Callidus® shop drawing: a full floor keycoded by finish code, ready for quantities.

What does a flooring takeoff include?

A flooring takeoff is not a single square-foot number. It is the quantity side of your bid, organized so your estimator can price materials and labor without re-measuring the plans. A typical CFE takeoff package can include:

DeliverableWhat it tells your estimator
Net quantitiesThe measured installed area (SF) or length (LF) of each finish, by product and finish code.
Gross quantitiesWhat you actually order: net area plus waste from roll widths, tile and plank sizes, pattern repeats, seams and cuts.
Floor-by-floor summariesQuantities split by level, building, phase, tenant or alternate, so you can price each line separately.
Material keycodesColor-coded plans with a legend that shows where every product goes.
Seam diagrams and shop drawingsProposed seam locations, roll direction and layouts for carpet, sheet goods and patterned work.
Qualifications and exclusionsAssumptions, document conflicts and scope questions you can forward to the GC or designer.

You can see real report formats on our sample takeoffs and reports page.

Flooring takeoffs by material

Each flooring type has its own measuring rules and waste drivers. These pages explain how CFE handles each one:

Why use a flooring-specific takeoff service?

General construction estimating services often measure flooring as a simple area. That misses the details that decide whether your bid is right: a 12-foot roll that leaves an unusable drop, a directional carpet that cannot be quarter-turned, a herringbone LVT layout, flash cove on sheet vinyl, or attic stock the specification requires. CFE has measured commercial flooring exclusively since 2008, using Callidus flooring estimating software built for roll optimization, seaming and pattern work.

  • Commercial flooring only, prepared by U.S.-based flooring estimators
  • Fixed price per square foot of net installed area, starting at 1 cent per square foot
  • Most projects completed within 24–48 business hours of receiving complete documents
  • Scope questions and RFIs written so you can forward them to the GC or architect
  • Overflow support during busy bid weeks, or ongoing capacity for your estimating department

How the process works

  1. Request pricing. Get your confidential pricing package, either a monthly membership with volume discounts or pay-per-project.
  2. Send the documents. Upload plans, finish schedules, specifications and addenda, or send the bid invite link. Our guide on what to send for a flooring takeoff lists everything that helps.
  3. We measure and review. Your estimator measures each finish in Callidus, checks the specs and notes conflicts.
  4. You price the job. You receive PDF reports with net and gross quantities, keycodes and qualifications, then apply your own material costs, labor and margin.

Frequently Asked Questions

How long does a commercial flooring takeoff take?

Most CFE commercial flooring takeoffs are completed within 24–48 business hours of receiving complete plans and specifications. Very large, heavily patterned or multi-building projects can take longer, and we confirm the delivery date when we accept the project.

What do I need to send for a flooring takeoff?

Send the current floor and finish plans, the finish schedule and legend, flooring specifications, relevant details and elevations, and all addenda. Tell us which areas, alternates and materials to include and when you need the quantities.

Do you estimate residential flooring?

No. CFE specializes in commercial flooring. Multifamily apartment projects are included.

Can you split quantities by floor, phase or alternate?

Yes. Quantities can be broken out by floor, building, phase, tenant area, base bid and alternates, so each part of the bid can be priced separately.

What file formats do CFE takeoff reports come in?

Takeoff reports are delivered as PDF files, with color-coded keycode plans, quantity summaries and seam diagrams. Large-format drawings can be provided for plotter printing, and Callidus master-file availability depends on the service arrangement.

Can CFE estimate projects outside the U.S.?

Yes. CFE serves flooring companies across the United States and Canada, and international projects may be supported when the documents are in English. Metric quantities can be provided.

Does a takeoff include pricing?

No. A takeoff provides quantities, layouts and qualifications. Your company applies its own material costs, labor rates, freight, overhead and profit to build the bid.

Need this takeoff done for your next bid?

Send your plans and specs. Most CFE takeoffs are completed within 24–48 business hours of receiving complete documents.
