Hotel and Hospitality Flooring Estimating
Hotel flooring estimates are dominated by patterned broadloom: custom-designed corridor runners, ballroom and meeting-room carpet, and guestroom carpet, each with large pattern repeats that must match at every seam. Guestroom LVT, bathroom tile, lobby stone or LVT and back-of-house resilient floors are measured separately. Pattern layout, not area alone, sets the carpet quantity.
Why hotel carpet needs a layout
Hospitality carpet is often custom-made with large pattern repeats. Corridor carpet may be designed as a runner that must center on the corridor and align at every turn. Ballroom carpet must match across many seams in a large open space. Each cut grows to a full repeat, so a flat waste percentage can be far off. A Callidus® layout shows the real yardage and seam locations, which also helps when ordering custom-made carpet with long lead times.
Typical hospitality flooring scope
| Area | Common flooring | Takeoff notes |
|---|---|---|
| Guest corridors | Patterned broadloom | Centered runners, pattern match at turns and elevator lobbies |
| Guestrooms | Broadloom or carpet tile, LVT | Measured per room type, multiplied by room count |
| Ballrooms and meeting rooms | Patterned broadloom | Large repeats, seams aligned to the design |
| Lobby and restaurant | LVT, stone, carpet inlays | Borders, inlays and transitions |
| Back of house | VCT, sheet vinyl, resinous | Kitchens and service corridors |
| Stairs | Carpet or rubber | Counted per stair and width |

Frequently Asked Questions
How is patterned hotel carpet estimated?
Each area is laid out with the pattern repeat so that every seam matches, and cuts are extended to full repeats. The gross quantity comes from that layout rather than a flat waste percentage.
Do you estimate hotel guestrooms by room type?
Yes. Each guestroom type is measured once and multiplied by the number of rooms, with corridors and public areas measured separately.
Can you provide seam diagrams for custom carpet orders?
Yes. Seam diagrams and layouts can support the bid, the order and the installer's plan.
How long does custom hotel carpet take to make?
Custom-patterned carpet is made to order and can take weeks to months depending on the mill. Accurate yardage from a seam layout helps avoid reorders that delay openings.
Do hotel corridors use broadloom or carpet tile?
Both are used. Patterned broadloom is common in guest corridors and ballrooms, while carpet tile is used where replacement and maintenance matter more.
Need this takeoff done for your next bid?
Send your plans and specs. Most CFE takeoffs are completed within 24–48 business hours of receiving complete documents.
