Carpet Tile Estimating and Takeoffs
Carpet tile estimating converts each tiled area into the number of cartons to order, based on tile size, installation method, room shape and the attic stock the specification requires. Because tiles can be rotated and reused, waste is usually lower than broadloom, but plank formats, ashlar layouts and many small rooms raise it noticeably.

Common commercial carpet tile formats
| Format | Typical size | Estimating notes |
|---|---|---|
| Square tile | 24" x 24" (4 SF per tile), also 50 cm x 50 cm | Most efficient format; offcuts are often reusable at room edges. |
| Plank | 9" x 36", 10" x 40", 12" x 36" and similar | Long narrow pieces create more edge waste in small or angled rooms. |
| Rectangle | 18" x 36", 25 cm x 1 m | Works with ashlar and brick layouts; check the layout direction. |
| Hexagon and specialty | Varies by manufacturer | Edges always need cutting; waste is higher and layout matters. |
Sizes above are common examples. Always confirm the specified product's dimensions and carton coverage on the manufacturer's data sheet.
How installation method changes the quantity
The installation method in the specification decides how freely tiles can be rotated, which directly affects how many edge cuts can be reused.
| Method | What it means | Effect on waste |
|---|---|---|
| Quarter-turn | Each tile rotated 90° from its neighbors | Lowest. Almost any offcut can be turned to fit. |
| Monolithic | All tiles face the same direction | Higher. Offcuts must keep the same orientation. |
| Ashlar / brick | Rows offset by half or a third of a tile | Higher. Row offsets create extra end cuts. |
| Herringbone | Planks set at 90° in a zigzag | Highest. Every perimeter piece is an angled cut. |
How many carpet tiles do I need?
Start with the net area in square feet, add waste for the installation method and room layout, then divide by the carton coverage and round up to whole cartons. For example, a 2,400 SF office with 6% waste needs about 2,544 SF of tile. If a carton covers 48 SF, that is 53 cartons. Add any attic stock the specification requires as a separate line, not as part of the waste. Our flooring waste calculator does this math.
Attic stock is not waste
Many commercial specifications require extra material to be left with the owner for future repairs, often stated as a percentage or number of cartons. Keep it separate from installation waste so it is visible in your bid and can be removed if the owner deletes the requirement. Read more in our guide to attic stock in flooring bids.
What a CFE carpet tile takeoff includes
- Net SF per carpet tile product and finish code
- Gross quantity and carton count based on the specified installation method
- Separate attic stock quantities when specified
- Keycoded plans showing each product, including accent and walk-off tiles
- Wall base, transitions and adhesive-related notes
- Floor-by-floor or tenant-by-tenant breakdowns
Frequently Asked Questions
What waste factor should I use for carpet tile?
Quarter-turn installations in large open areas often run around 3–5%, while monolithic, ashlar and plank layouts in small rooms commonly run higher. Treat these as starting points and adjust for the actual layout and room sizes.
How many square feet are in a 24 x 24 carpet tile?
A 24-inch by 24-inch carpet tile covers 4 square feet. A 50 cm by 50 cm tile covers 0.25 square meters, about 2.69 square feet.
Is carpet tile cheaper to install than broadloom?
It depends on the products and the project. Carpet tile usually has lower waste and simpler handling, but material cost per square yard is often higher. Your bid should compare total installed cost for the specified products.
Do you include carpet tile adhesive?
We list adhesive-related items when the specification calls them out, such as pressure-sensitive adhesive or tack systems, so you can price them. Adhesive coverage rates come from the manufacturer's data.
How many carpet tiles are in a box?
It depends on the product and size. Many 24" x 24" commercial carpet tiles are packed in cartons that cover around 48 square feet, but carton counts vary, so confirm on the manufacturer's data sheet.
Does carpet tile need a seam diagram?
Usually not in the same way as broadloom, because tiles have no roll seams. A keycoded plan that shows each product, the installation method and the pattern direction does the same job for carpet tile.
